Full Pressure Wash — Indoor & Outdoor Units

We bag the indoor wall unit with a professional cleaning cover and pressure wash the evaporator coil, blower wheel, and drain pan. The outdoor condenser coil gets a full rinse to restore airflow and heat exchange efficiency.

Coil Cleaner Treatment

Professional-grade foaming coil cleaner is applied to both the evaporator and condenser coils. It breaks down grease, biofilm, and oxidation that pressure alone can't remove — restoring the coil surface to near-factory condition.

Blower Wheel Deep Clean

The blower wheel is the most neglected part of any mini split. We clean every blade individually, removing the thick buildup of dust, mold, and debris that chokes airflow and circulates contaminants through your home.

Drain Pan & Drain Line Flush

We flush the condensate drain pan and drain line with a biocide treatment to eliminate mold, algae, and slime buildup — preventing drain clogs, water damage, and foul odors.

Filter Cleaning & Inspection

All filters are removed, cleaned, and inspected. We check for damage, proper fit, and airflow restriction — and advise on replacement if needed.

Electrical & Refrigerant Visual Inspection

While the unit is open, we visually inspect electrical connections, capacitors, and refrigerant line connections for signs of wear, corrosion, or early failure — catching problems before they become expensive repairs.

Airflow & Temperature Delta Check

After cleaning, we verify the system is performing correctly by measuring supply and return air temperatures. A properly cleaned unit should show a 15–20°F temperature split — we confirm yours is hitting that mark.
